A US number for property owners who live abroad

Managers, tenants and contractors call an ordinary +1 number. You answer in an app, or call back when their office opens.

Short answer

People who live abroad and own US property use a US virtual number so property managers, tenants, contractors, HOAs, banks and county offices can call a +1 number. The TripoSIM number rings in an app, takes voicemail while you sleep and includes 300 minutes a month of calls back to the US and Canada. It receives texts but cannot send them.

Why give property contacts a US number?

Owning a home, a condo or a rental in the US while you live somewhere else brings a steady trickle of calls. A manager wants a yes on a repair. A contractor needs access next Tuesday. The HOA has a question about a fee. Many of these people will not dial an international number, and some US forms only take a 10-digit +1 number in the phone field.

A US virtual number gives them an ordinary US number to call. The TripoSIM US Virtual Number runs in an app on your phone over Wi-Fi or mobile data, wherever you live. You answer like a normal call, or the caller leaves a voicemail you play later.

Who will call you about the property?

Most owners hear from the same handful of people. Here is who they are, why they call, and one habit that helps with each.

Who calls a property owner abroad, and what helps
CallerWhy they callWhat helps
Property managerRepairs to approve, rent, tenant questions, empty unitsA fixed weekly call at a time that suits their office
TenantsRepairs, lease questions, moving in and outYour greeting tells them who handles urgent repairs
ContractorsQuotes, access to the property, finished workAsk for every quote and invoice by email too
HOA or condo boardFees, meetings, rule notices, building workKeep the contact details they hold up to date
Bank or lenderPayments, account checks, sign-in codesCall back on the number printed on your statement
County or city officeProperty tax bills, permits, inspectionsNote the reference number and call back in their office hours

The number also receives verification codes (OTP SMS) from apps, so sign-in codes from your bank, payment and property apps arrive in the TripoSIM app. See which apps send codes to the number. If someone calls and says they are your bank, hang up and call the number on your statement or card.

How do you set it up?

  1. Pick an area code near the property. A local code looks familiar to the people who call about it. The area code guide lists codes by city.
  2. Record a greeting. Use the sample below. Messages can be up to 2 minutes, up to 30 a month, kept 30 days.
  3. Update every record in one sitting. Your manager, the HOA, your insurer, your lender, the office that sends your tax bill and your tenants' contact sheet. Keep that list, so you know where the number is on file.
  4. Allow notifications and the microphone. With both allowed, TripoSIM says calls ring even when the app is closed.
  5. One number per property, if you like. The same person can have as many TripoSIM US numbers as they like on one account, each with its own plan, minutes and voicemail. A separate line per property tells you which home a call is about before you answer.

What should the voicemail greeting say?

Give callers what they need to act without you:

"You have reached [your name], owner of [street address]. I live abroad and return calls Monday to Friday, 9 a.m. to noon Eastern. For urgent repairs, call [manager or local contact] at [their number]. Please leave your name, your number and the property address."

More tips are in the voicemail guide.

How do you handle calls across time zones?

A contractor in Florida may start at 7 a.m., which is around noon in London and mid-afternoon in Dubai. A simple routine keeps you reachable without being on call all night:

  1. Fix one call-back window inside US office hours, such as an hour in your afternoon or evening. The US time-zone clock shows it for your city.
  2. Play voicemail first and call back in order of urgency.
  3. Keep a short log: who called, which property, what you agreed. Leave account and card numbers out.
  4. Ask for quotes, invoices and bills by email, so you can check them in writing.
  5. Turn on do-not-disturb at night and return those calls in your next window.

What about texts from tenants and contractors?

The number receives texts from US and Canadian senders, so you see a tenant's message or a contractor's arrival time in the app. Sending texts is not included, so you cannot answer a text from the number. Write "call or email" on the tenant contact sheet, not "call or text". Answer a text with a call or an email, and let your property manager keep the day-to-day text threads with tenants.

How many minutes does an owner use?

Calls your manager, tenants and contractors make to you are included up to a fair use of 300 minutes a month. Only calls you make, such as calling a contractor back, use your 300 minutes to the US and Canada. Each outgoing call is rounded up to the next full minute; unanswered calls are free. Three typical owners, worked out for a year:

Calls out about your property, by how much is going on
ExampleCalls out to the US and CanadaExtra minutesOne year on the yearly plan
One home, a quiet year1 call a week, 15 minutes: about 65 minutes a monthNone: within the included minutes$100
Two rentals with a manager3 calls a week, 12 minutes each: about 156 minutes a monthNone: within the included minutes$100
Plus a renovationthe same, plus 1 contractor call a week of 30 minutes: about 286 minutes a monthNone: within the included minutes$100

Incoming calls do not use your minutes (fair use 300 minutes a month). Each plan includes 300 minutes a month out; extra minutes are $5 per 100, and unused extra minutes carry over to the next month, so the year counts the packs for all 12 months together. Prices before tax.

The monthly plan is $12.99 with the same minutes. Try your own numbers in the cost calculator.

If the number is on file with your lender, your HOA and the county, keep the plan paid for as long as you own the property. When a plan ends, the number is kept 30 days on the yearly plan or 90 days on the monthly plan, then released, and it may later be given to someone else. Read what number recycling means before you let a number go.

What if something urgent happens at the property?

The TripoSIM number cannot call 911, and when you live far away you are not the right first call in a crisis anyway. Tenants should call the US emergency number from their own phones. For your side, plan two things:

  • A person on the ground. A property manager, a neighbor or a contractor you trust who can reach the property. Put their number in your greeting and on the tenant contact sheet.
  • A local line for yourself. Keep your own mobile line where you live for emergencies there.

When is another option better?

  • Tenants expect text replies from you: the TripoSIM number receives texts only. Let your manager handle texting, or use a provider with two-way texting; see providers compared.
  • A management team shares the line: the number is one person's line for personal and small-business use, and call centers are not allowed. A team needs a business phone system.
  • You call contacts outside the US and Canada: calls out go to US and Canadian numbers only.
  • Your connection is weak, or internet calling is restricted where you live: calls need Wi-Fi or mobile data. Run the ten-check test first.
